 Homeowners Association
SHAFFERY & CORONADO, P.C. has extensive experience in representing Homeowner Associations, currently serving as general counsel to nine Homeowner Associations. A homeowner association (HOA) can have many forms and functions. Basically, a homeowner association is comprised of two or more homeowners that belong to a mandatory membership organization for the maintenance of commonly owned real estate and improvements. Size-wise, it can range from a simple duplex up to a huge development with thousands of detached homes, condominiums and townhouses that maintain marinas, golf courses and other extensive recreational facilities.
A "neighborhood association" is not a homeowner association under this definition. A neighborhood association is a voluntary membership organization that deals with social, political, zoning, crime and does not maintain commonly owned property. Some neighborhood associations, unfortunately, call themselves "homeowner" associations confusing the issue.

 Landlord/Tenant Law
We guide our clients, whether as individuals, property management firms, or homeowners' associations, through all aspects of commercial and residential management and landlord/tenant matters. We assist clients in preparing, interpreting, and negotiating leases and option agreements, as well as with forcible entry and detainer actions. Eviction
Landlords or managers, who have not been through the eviction process, should obtain legal help until they become proficient and comfortable handling the evictions on their own.  Wills, Probate and Estate Planning
Though most Americans are aware that they need a will, the majority-about 70% of us don't have one. People procrastinate for many reasons, but it's important to know that writing a will doesn't have to be complicated or expensive. And once it's done, you can rest a little easier, knowing that your wishes will be followed after your death. Although making a will is a sobering experience, your loved ones and friends will thank you for being so organized.
Having a will is only a part of estate planning. Another aspect of estate planning includes planning for the distribution of an individual's property at his or her death. Our firm understands how to utilize existing accounts, insurance and property in order to create wills and living wills so as to gain the maximum benefit of all laws, while at the same time carrying out the person's wishes. We also assist with estate administration, including probate.
Probate is the court proceeding through which a will is proved to be valid and the estate of a descendent is administered. The process generally includes collecting and liquidating a descendant's assets, discharging liabilities, paying necessary taxes and distribution of property to heirs. Most probate proceedings can be closed within 6 months or so. With our expertise we can provide you, our client with a peace of mind during a very difficult time.
